Geyser Emergencies

Burst Geyser: Tonight and Tomorrow

The first priority with a burst geyser is to stop it filling. Once the isolator is off and the cold supply is closed, the tank can only empty what it already holds, so put buckets under the drip and keep the electrics dry. If the ceiling is bulging, stay out of that room.

When we arrive, we drain the unit, make the roof space safe and tell you whether it can be repaired or must be replaced. Replacement goes in with a drip tray, a vacuum breaker and the right pressure valve. We take photos and write up the report for your insurer, and if the claim needs an assessor before new work goes in, we make it safe and come back once they've signed off.

Gas geysers are part of our work too. We repair them and install new ones. If you ever smell gas near one, close the gas supply valve, open the windows, don't touch light switches or flames, and leave the room before you phone.

  • Electric, solar, heat-pump and gas units
  • Elements, thermostats and valves replaced
  • Burst geysers documented for insurers
  • Drip tray and safety valves fitted correctly

Scenario by Scenario

Geyser Problems and Your First Move

Ceiling Drip Under the Geyser

Isolator off, cold inlet closed. We drain it, check the drip tray and replace whatever burst.

Overflow Pipe Running Outside

Usually a pressure or temperature valve. Switch off the isolator and call us to test it.

Isolator Trips Every Time

Leave it off. An element or thermostat has probably failed, and we test both.

No Hot Water After a Power Cut

A surge can take out the element or thermostat. We find the dead part and replace it.

Gas Geyser Won't Light

Check the gas bottle isn't empty. If it still won't light, we service or repair it, or fit a new gas unit.

Solar or Heat Pump Not Heating

We check the panels or heat pump, the controller and the backup element, and fix what's not working.

Why It Happens Here

The Usual Triggers Around Sandton

Hard water, ageing pipes in older houses, pressure systems in towers and the odd violent storm are behind most of these call-outs. Each note includes what to do while you wait:

Scale Inside the Geyser

Joburg water is hard, and every litre heated leaves a little chalk behind on the element. Years of it make the element overheat and burn out, or jam the thermostat so the safety valve starts dumping hot water through the overflow. A steady stream from the overflow pipe outside is your cue: switch the isolator off and phone us. We sort out the geyser and tell you whether a descale or a new unit is the sensible route.

After a Trip or a Surge

When Eskom or City Power restores supply to Sandton, the spike can kill a geyser element or thermostat outright. Signs: the isolator trips again as soon as you push it up, or the hot tap runs cold all evening. Don't keep resetting the breaker. Leave it off, keep the area around the DB board dry and call us. We test each component and replace the one that failed.

The Moment the Mains Come Back

A scheduled Joburg Water shutdown or a burst main up the road can leave Sandton dry for hours. The danger comes at the end: air trapped in the lines blasts through when the supply returns, and a tired ball valve, flexi hose or geyser fitting can let go while nobody is watching. Keep the stopcock half-closed when water returns and open it slowly. If cuts keep catching you out, a JoJo tank with a booster pump carries the house until the supply settles.

Pressure in Towers and on Ridges

Apartment blocks rely on booster pumps and pressure-reducing valves to get water to the upper floors, and a ridge-top house can see very different pressure from the one at the bottom of the street. When a PRV fails open, taps bang, flexi hoses balloon and fittings start to weep. Close the unit's isolating valve, tell the building manager and call us. We replace the valve and use leak detection to check nothing behind the walls has given way.

Water Where It Shouldn't Be in Sandton? Do These Three Things

One: turn the main stopcock clockwise until it stops, usually at the meter or where the supply enters the house. Two: if anything hot is leaking, switch off the geyser isolator at the DB board. Three: keep water away from plugs and lift what you can off the floor. Then phone 082 550 3306, staffed all night, every weekend and on public holidays. Non-urgent bookings go to 087 700 7781.

From Phone Call to Final Repair

Three Stages of an Emergency Call in Sandton

1

Isolate, Then Phone

Close the stopcock or drop the geyser isolator first if you safely can. Then ring 082 550 3306. Day or night, a person answers, asks a few short questions and tells you what else to switch off.

2

Make It Safe on the Night

A plumber who covers Sandton arrives with the van stocked for common failures, explains what has happened and gives a fixed price before touching anything. The after-hours surcharge was already agreed on the phone.

3

Finish It Properly

If a lasting repair needs parts, daylight or a building manager's go-ahead, the night visit stops the damage and the permanent fix is booked through 087 700 7781. Either way, the workmanship is guaranteed.

Geyser Repairs Sandton: What People Ask

Click any question to open the answer.

Find the DB board and the switch marked geyser, and push it down. Then close the cold-water valve on the pipe going into the geyser. Do both only if you're dry and the board is dry.

Most household policies cover a burst geyser. We give you the photos, report and quote your insurer asks for, and we can speak to the assessor directly.

Sometimes, but not always. If the insurer wants to assess first or the right size isn't in stock, we make it safe that night and come back to install the new unit.

Yes. We fit new gas geysers and repair existing ones. If you smell gas, turn off the supply at the cylinder, ventilate the area and don't light anything before calling.

If your old geyser is due for replacement, it's a good moment to look at both. We'll explain what suits your roof and your household.

Scale builds up on the element and makes it overheat, which shortens its life. A descale and a new anode can keep a geyser going longer.
