Burst Pipes

The Night Patch and the Permanent Fix

Once the stopcock is off, open a low tap outside to drain what's left in the pipes. If the burst is on the hot side, switch off the geyser isolator too. Move furniture, rugs and electronics away from the water and keep clear of wet plug points.

On site, the plumber stops the leak, usually with a repair coupling, a clamp or by capping that branch so the rest of the house can have water again. A clamp is a good overnight measure, but not a long-term repair. We come back to cut out the damaged length and fit new pipe, and if the surrounding pipe is old galvanised steel, we'll tell you how much of it is worth replacing at the same time.

Scenario by Scenario

Burst Pipe Scenarios and First Steps

Pipe Burst Inside a Wall

Stopcock off, open a low outside tap, switch off sockets on that wall.

Water Through the Ceiling

Stopcock off and geyser isolator down. Keep out from under a sagging ceiling.

Burst in the Garden

Close the stopcock at the meter. If the burst is before the meter, call Joburg Water as well as us.

Split After a Water Cut

When the supply came back, the pressure surge found a weak spot. We repair it and check the rest.

Frozen Pipe That Cracked

Thaw gently, no boiling water. If it sprays once thawed, shut the supply and call.

Flexi Hose Burst Under a Basin

Close the small angle valve under the basin. We replace the hose with a better one.

Why It Happens Here

The Usual Triggers Around Sandton

Hard water, ageing pipes in older houses, pressure systems in towers and the odd violent storm are behind most of these call-outs. Each note includes what to do while you wait:

Original Pipework That Finally Splits

Some of the older homes in Sandton still run on galvanised steel laid when the house was built. It thins from the inside for years, then one day a seam gives way behind the tiles. When that happens: main stopcock off, geyser isolator down if the water is hot, and towels against the skirting. We make it safe that night and come back to replace the corroded run rather than leave a clamp in the wall for good.

The Moment the Mains Come Back

A scheduled Joburg Water shutdown or a burst main up the road can leave Sandton dry for hours. The danger comes at the end: air trapped in the lines blasts through when the supply returns, and a tired ball valve, flexi hose or geyser fitting can let go while nobody is watching. Keep the stopcock half-closed when water returns and open it slowly. If cuts keep catching you out, a JoJo tank with a booster pump carries the house until the supply settles.

Frozen Pipes on Winter Mornings

A few nights each winter dip below zero, and exposed copper on a south-facing wall, a garden tap or a roof-space pipe can freeze solid. The split usually only shows once the sun thaws it. If a pipe is iced up, don't pour boiling water over it. Open the nearest tap, warm the pipe gently with a hairdryer, and if it starts spraying, close the stopcock and ring the night line.

Pressure in Towers and on Ridges

Apartment blocks rely on booster pumps and pressure-reducing valves to get water to the upper floors, and a ridge-top house can see very different pressure from the one at the bottom of the street. When a PRV fails open, taps bang, flexi hoses balloon and fittings start to weep. Close the unit's isolating valve, tell the building manager and call us. We replace the valve and use leak detection to check nothing behind the walls has given way.

Water Where It Shouldn't Be in Sandton? Do These Three Things

One: turn the main stopcock clockwise until it stops, usually at the meter or where the supply enters the house. Two: if anything hot is leaking, switch off the geyser isolator at the DB board. Three: keep water away from plugs and lift what you can off the floor. Then phone 082 550 3306, staffed all night, every weekend and on public holidays. Non-urgent bookings go to 087 700 7781.

From Phone Call to Final Repair

Three Stages of an Emergency Call in Sandton

1

Isolate, Then Phone

Close the stopcock or drop the geyser isolator first if you safely can. Then ring 082 550 3306. Day or night, a person answers, asks a few short questions and tells you what else to switch off.

2

Make It Safe on the Night

A plumber who covers Sandton arrives with the van stocked for common failures, explains what has happened and gives a fixed price before touching anything. The after-hours surcharge was already agreed on the phone.

3

Finish It Properly

If a lasting repair needs parts, daylight or a building manager's go-ahead, the night visit stops the damage and the permanent fix is booked through 087 700 7781. Either way, the workmanship is guaranteed.

Burst Pipe Repairs Sandton: What People Ask

Turn off the main stopcock, switch off the geyser if hot water is escaping, keep away from wet electrics and call 082 550 3306.

Air trapped in the pipes during a cut, followed by the pressure returning, can split a weak joint or rusted section. Opening the stopcock slowly helps.

No. It's a good way to stop the leak for the night, but we replace the damaged length with new pipe as the proper repair.

Usually the municipality. Call Joburg Water, and call us if the burst is on your side of the meter.

Not necessarily. We check the condition around the burst and tell you whether a section repair is enough or a longer run is worth doing.

Often, depending on your policy. We give you photos and a report of the burst and repair.
